The Bellingham Estate was laid out from 1920 on Garden City lines, meant to look like a village, and built partly for people cleared out of Deptford and Bermondsey. The council had set its face against pubs on its estates - the temperance societies saw to that - and this was an early breach of it, which is why the building matters beyond the drinking.
F. G. Newnham built it for Barclay Perkins in 1923 and 1924 as an improved public house: the whole apparatus of the idea in one building, with large open bars, a hall for entertainment, a refreshment room, a children's room, an off-sales shop and kitchens to match, all in Brewers' Tudor. Most of the original fittings and the original plan are still there, which makes it a rare thing - the twenties improved pub usually survives only in fragments. The hall upstairs is where Henry Cooper trained, and the cafe is named for him.
